Dodoma

Dodoma is the capital city of Tanzania found in green plains of central Tanzania; it is a very peaceful city full of trees and regular rainfall throughout the year. The urban centre was first developed during the German war which also coincided with building of Tanzania Mid-highway around 1986. Most funds used to build Dodoma were donated by United Nations. Like most cities in Africa the rate of industrialization is steadily booming due to influx of foreign developers attracted to diverse economic opportunities found in this East African jewel.

Prospective returns on investments

Investors provide job opportunities to many Tanzanians who leave other places to settle in Dodoma. People from neighboring countries also look for employment at Dodoma while others come to learn at the reputable Dodoma University. The jewel city is also known for rearing of quality dairy and beef cattle; apart from growing of commercial crops such as pineapple and sisal. Dodoma has a lot of large farms situated just at the city’s edges. Subsistence farms are declining as people move to the inner city to look for jobs. As a result, commercial farmers buy these farms and add them to their existing one thus expanding them in way that more products can be reared for maximum profit. Real estate developers can buy pieces of land from locals at a subsidized price; then resell the same to manufactures who are looking for more space in the city but away from the CBD.

City demographic trends

Latest census carried in Dodoma reveals populations of about 324,000; males covering 49% of the entire inhabitants while women take a fraction of 52%. Nevertheless, density distribution stands at around 126 people per square kilometer covering a land area of 2,567km. Due to proper population distribution land rates tend to be very cheap all over the city. A property developer can purchase some land and build high-rise cheap hostels for students or visitors who come to visit Dodoma.

Average returns on market

Demand for housing services has also become higher ever since the country’s capital was transferred from Dar es Saalam to Dodoma. Many firms are expanding their offices to the region to be part of ever rising economic activities. Consequently, employees need to rent houses around the city to be near their offices. Real estate developers can buy cheap abandoned buildings around the city then renovate them to affordable housing facilities to cater for rising populations.

In conclusion, property owners can also pool resources, buy large tracks of land and sell them to interested parties; that way they’ll reduce costs and maximize on benefits.
